These terms govern your use of o2apropertiesgh.com, operated under the name O2A Properties (“we”, “us” or “our”). Our website provides information about properties and related services in Ghana.
Separate written agreements govern any property transaction or service arranged with us. These website terms do not replace those agreements.
- Property listings
We take reasonable care to present accurate information. Listings may include details supplied by property owners, developers or other third parties. Prices, availability, descriptions, measurements and features should be confirmed before you make a commitment.
Measurements are approximate unless confirmed otherwise. Photographs may not show the property’s current condition or everything included in a transaction. Please report any errors so we can investigate and correct them.
A listing does not, by itself, establish that O2A Properties owns the property or has authority to conclude a transaction. Our role and the authorised parties will need to be confirmed for each transaction.
- Enquiries and viewings
Submitting an enquiry or requesting a viewing does not reserve a property or create a sale, tenancy or agency agreement.
Viewings are subject to confirmation, availability and reasonable access requirements. Please provide accurate contact details and notify us if you need to change an appointment.
Any reservation or commitment must be expressly agreed with the relevant authorised parties.
- Fees, agreements and payments
Any service fee, commission or other charge must be disclosed and agreed in writing before you incur it. Transaction documents should state the parties, property, price and currency, payment arrangements, applicable charges and cancellation or refund conditions.
Refund and cancellation rights are governed by the relevant agreement and applicable law. These website terms do not make payments non-refundable.
Before paying, verify the recipient and payment instructions through an established O2A Properties contact channel. Independently confirm any unexpected change to bank or payment details. Keep your agreements, invoices and receipts.
- Property checks
Before buying, renting or committing to a property, carry out appropriate checks and obtain independent professional advice where needed. These may include inspecting the property and verifying ownership, the seller’s authority, title documents, boundaries, encumbrances and planning approvals.
Website information does not replace transaction-specific legal, surveying, valuation, tax or financial advice. Your checks do not remove any duties we have under applicable law or an agreement with you.
- Acceptable use
Do not submit misleading information, impersonate others, upload harmful material, attempt unauthorised access or disrupt the website.
If you submit a property for marketing, you must have authority to do so and permission to provide its information and images. Notify us promptly of material changes.
- Content and external links
Website content belongs to its respective owners. You may view and save information for your own property enquiries. Other reproduction or commercial use requires permission, except where permitted by law.
